BOND HILL - Homes are steadily popping up at the Villages of Daybreak, a new development in the city that will eventually include 300 housing units along Seymour Avenue and Langdon Farm Road. About a quarter of the housing units have been built at the former Huntington Meadows apartment site, which was torn down two years ago. The project, site of the 2005 Citirama, is one is one of Cincinnati's most ambitious housing projects in the last several decades, say city officials, who approved a $13.5 million subsidy for the project. The land is owned by a local partnership of the Allen Temple Foundation, Tryed Stone Community Foundation and NorthPointe Land Co., said Rick Kimbler, a partner of NorthPointe, the project's lead developer. The Drees Co. of Fort Mitchell has committed to building 76 single-family homes and 106 townhomes and "carriage homes " - single-level condos. Terry Sievers, Drees' Midwest regional president, said Drees is excited to be involved in another development in the city. Drees also is involved with City West, a new development in the West End where more than 500 housing units have been built. "Sales of single-family detached homes at Villages of Daybreak have exceeded our expectations," he said. The 76 single-family homes will be built in two sections with 38 houses in each section. Mitchell said 14 homes have been built and 20 more are under construction. She said those homes will run from $197,000 to $229,000 and range from 1,527 to 2,481 square feet. Drees' Marquis Homes division is building the single-family homes. Dan Dunn, sales manager at Marquis Homes, said the new-home market has undergone a correction, but it's not a bad market. Marquis Homes also is offering incentives to help sell homes. "Marquis is offering a free finished lower-level recreational room to people who buy homes at Villages of Daybreak," he said. Drees' Towne Homes unit will build the townhomes and condos. Drees spokeswoman Anne Mitchell said 28 townhomes and carriage homes have been built and 20 of those units have been sold. Work on the remaining townhomes and carriage homes will begin as they are pre-sold. The units will run from the $134,000s to $229,000s and from 1,200 to 1,800 square feet. Mitchell said owners of those units also will be charged an annual assessment of $170 that covers the costs of such things as water, sewer and snow removal and landscaping. There also will be a monthly homeowner's association fee of $173 for townhome owners and a similar monthly fee of $153 for the carriage home owners. Local builders, JCB Homes, Gary Mark Custom Homes, Potter Hill Homes and Loma Design are building on the remaining 118 lots not under development by Drees, Kimbler said. He said 35 of the 118 lots have already been built out, and 32 of those 35 homes have been sold. Kimbler said the homes will run $200,000 to $325,000, and range 1,500 to 3,000 square feet.
